Description: This productive farm is irrigated with a 2008, 15-tower Zimmatic pivot with drop nozzles. The Farmers Irrigation District provides 276 acres of surface water annually at $32 per acre. There are approximately 242 acres under the pivot. A 60 HP electric motor provides 1350 GPM to the pivot. In the southwest corner of the farm is some dry ground that could be irrigated with the remaining surface water acres. This farm has excellent soil blends that are conducive to good crop production. BIDDING PROCESS: You may place bids on this farm for 14 days, beginning April 11, 2023, and ending April 25, 2023, at 10:00 a.m. MT. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. Terms: The successful buyer must enter into a written purchase agreement immediately after the sale with a $150,000 non-refundable down payment to be payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check, or wire transfer. The balance will be due at closing on or before May 31, 2023. The buyer will reimburse the Seller for the 2023 Operation and Maintenance Tax of $8,832 at closing.
