Tract 1:
Description: Tract 1 has 240+/- acres. There are 40.67+/- acres of tillable land (planted to corn), 25.57+/- acres of alfalfa, and the balance in grass, trees, cattle lots, and homestead. Located on this tract are two wells, three pipeline tire tanks, two waterers and several hydrants, several outbuildings, and a 1,400 square foot home. All accessible by county road.
Additional Description: The tillable acres in both tracts are planted to corn, sprayed and fertilized. The cost of the corn crop insurance will be an item paid by the buyer at closing (they will already be paying for planting, fertilizer and spraying). The full corn crop will go to the buyer with the cost of planting, fertilizer and spraying to be paid by the buyer at closing. The alfalfa acres in both tracts will be harvested when appropriate, the sellers share of the baled alfalfa will be included with the purchase. The buyer will pay for 40% of the cost of spraying for weevils on the alfalfa acres and will receive the 40% sellers crop share of the harvested alfalfa. None of the grass hay or grazing acres will be used before closing and use of the grass acres will transfer at closing. There are several well-established shelterbelts for cattle protection and game habitat. The tracts both have excellent hunting potential and are in one of the premier hunting areas in the Midwest.
The bidding increments will be $50/acre. The final sale price will be calculated based on total acres times the highest bid. Real Estate Agent reserves the right to adjust bidding increments.

Please come during the times scheduled to discuss the farm. BigIron Realty Representatives will be there to assist buyers with registering to bid online. You do not have to be present to bid online, but you are required to be available by phone.
BIDDING PROCESS: You may place bids on this farm for 14 days beginning July20, 2023, and ending August 3, 2023, at 11:00 a.m. CDT. This unreserved online auction features bidding extensions. The closing times will be automatically extended when any one of the coupled tracts receives a bid in the last 5minutes and will close simultaneously when none of the tracts receive a bid for5 minutes. This will allow bidders to monitor each tract without the fear of missing out on any other tract. NOTE: Do not wait until the day the auction closes to register to bid online. Terms: The successful buyer will be required to enter into a written purchase agreement immediately after the sale with a 10% non-refundable down payment to be payable to the Title Company. The earnest deposit can be made by a personal check, company check, or by wire transfer. The balance will be due at closing on or before September6, 2023. Seller will provide marketable title to the buyer evidenced by title insurance; the title insurance and owners policy premium will be paid by the seller and lender fees will be paid by the buyer.
