BigIron Realty Agents will be at the Fairfield Auditorium in Fairfield, NE, on November 28, 2023, from 9:00 a.m. until the conclusion of the online auction. Please come during the times scheduled to discuss the farm. BigIron Realty Representatives will assist buyers with registering to bid online. You do not have to be present to bid online, but you must be available by phone.
BIDDING PROCESS: You may place bids on this farm for 14 days beginning November14, 2023, and ending November 28, 2023, at 10:00 a.m. CST. This online auction features bidding extensions. If a bid is received on any tract within five minutes of the scheduled close time, the bidding will be automatically extended to five minutes on all tracts. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so please register on bigiron.com at least 24 hours before the auction closes or call 800-887-8625 for assistance.
The bidding increments will be $50/acre. The final sale price will be calculated per acre basis times the highest bid received on each tract.

Legal Description: E ½NW ¼ of Section 33-5-7 Clay County, NE, containing 76.34+/- acres.

Terms: The successful buyer must enter into a written purchase agreement immediately after the sale with a $200,000.00 non-refundable down payment for Tracts 1 & 2 to be payable to BigIron Realty Trust Account. The successful Tracts 3 & 4buyer will be required to enter a written purchase agreement immediately after the sale with a $100,000.00 non-refundable down payment payable to BigIron Realty Trust Account. A personal check, company check, or wire transfer can make the earnest deposit. The balance will be due at closing on or before January 13, 2024. Full possession will be at closing. The seller will provide a marketable title to the buyer, evidenced by title insurance; the title insurance and closing costs are split50/50 between the buyer and seller. The seller will pay the 2023 real estate taxes, and the buyer will pay the 2024 real estate taxes. The property will not be sold subject to financing.
