Tract#10: 320 +/- Acres
Description: This tract may have a few WIND easements, whichmay have been executed by the sellers previously. This tract is known as the S ½ of S-23, T-4N, R-17E but for tax purposes it is divided into 2 Parcel #’s (A & B) which are both described in the Legal Description below. Both Parcel #’s will sell as one unit. There are two producing irrigation wells on this tract which are both located in Parcel B. The seller states “one is in the NW corner of Parcel B producing 100 gpm and the other well is on the west side of Parcel B producing 300 gpm”. Both parcels have pivot pads in the center and are connected by underground water pipes. The tenant owns the pivots, motors and gearheads. The seller owns the pumps. Seller states that 100% of the mineral rights go to the Buyer. Possession is open for the 2024 crop season.
The bidding increments will be $50/acre on tracts 1-4 and 6-15, tract 5 will be $2,500 bidding increments. The final sale price will be calculated based on the total acres times the highest bid for tracts 1-4 and 6-15.

The earnest money deposit can be made by personal check, company check, or wire transfer. The balance will be due at closing on or before March 14, 2024.
