Tract 6: 314.38+/- acres
Description: This 314.38+/- acre half section is 97.4% 'Prime' soils, with 2.6% being soils of 'Statewide Importance’ per USDA-NRCS. It has 272.45 acres of cropland, 40.03 acres of knee-high grass, and 1.9 acres in a grass waterway with trees. In 2024, approximately 125 acres were planted to wheat, 43.67 acres are in grain sorghum, and 103.78 acres are fallow to be planted for 2025 crop wheat. The tenant plans to plant the fallow and 125 acres of 2024-crop wheat stubble back to wheat for harvest in 2025. The buyer receives a 1/3 crop share of all crops harvested after the auction. The FSA base at 262.4 acres nearly matches the cropland at 272.45 acres. FSA payment yields and crop insurance actual production history (APH) yields are excellent; see those below. The 40.03 acres of grass is lush with a good four-strand barbed-wire fence. A recently dug-out pond provides water for livestock. Four tracts are 100% ‘Prime’ soils per the U.S. Department of Agriculture (USDA) Natural Resources Conservation Service (NRCS).
