These properties have been in the Reuter family for approximately 57-120 years. The offering of this high-quality dryland crop ground in a community where land seldomly changes hands is extremely rare, so buyers please take notice. The bidding increments will be $50/acre. The final sale price will be calculated based on the total acres times the highest bid.

BIDDING PROCESS: You may place bids on this farm for 14 days beginning September 10, 2024, and ending September 24, 2024, at 11:00 a.m. This online auction features bidding extensions. If a bid is received on any tract within five minutes of the scheduled close time, the bidding will be automatically extended to five minutes on all tracts. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. Directions: From the intersection of HWY 275 and HWY 15 just west of Wisner, NE, go 3 miles north on HWY 15. Tract 4 will be located on the east side of the HWY. From tract 4 take W Road east another 1 ½ miles and tracts 1, 2, and 3 will be located on both sides of the road. Watch for signs.

Terms: The successful buyers will be required to enter into a written purchase agreement immediately after the sale with a $150,000.00 non-refundable down payment per tract, to be payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check, or wire transfer. The balance will be due at closing on or before November 12, 2024. Landlord’s possession will be given at closing and full possession will be granted on March 1, 2025. The seller will provide a marketable title to the buyer, evidenced by title insurance; the title insurance and closing costs are split 50/50 between the buyer and seller. The seller will pay the 2024 real estate taxes, and the buyer will pay the 2025 real estate taxes. The property will not be sold subject to financing.
