The crop ground is in corn and alfalfa this season. There is an acreage on this quarter, but it has been sold and surveyed out and is not included in this sale. BIDDING PROCESS: You may place bids on this farm for 14 days, beginning September 10, 2024, and ending September 24, 2024, at 10:00 am. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. Land Location: From the west edge of Cedar Rapids, take Hwy 56 west approximately 1 mile. After you have taken the first curve in the highway watch for 160th Ave, a gravel road. Proceed 4 miles south then follow the curve west in the road. You are now on N 460th. In ¼ mile the farm lies to the north of the road. Watch for the BigIron Realty signs.
Title Services: Boone County & Escrow, Albion, NE
Terms: The successful buyer will be required to enter into a written purchase agreement immediately after the sale with a $100,000 non-refundable down payment to be payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check, or wire transfer. The balance will be due at closing on or before October 29, 2024. Possession is March 1, 2025. The seller will provide a marketable title to the buyer, evidenced by title insurance; the title insurance and closing costs are split 50/50 between the buyer and seller.
