    This farm is bordered on the south by a good gravel road and a minimum maintenance road on the east. This dryland farm has good soil types, is tiled and terraced on the north end, and is gently rolling. The trees on the north end are included. The farm is rented out for the 2022 growing season. The Buyer will receive all the 2022 rent. The Buyer will also be responsible for the 2022 real estate taxes. Make plans to add this farm to your current operation. 

    The 2022 Cash rent of approximately $20,000 will be paid the buyer 1/2 on April 30th  and 1/2 on November 1st. 

     

    The bidding increments will be $50/acre. The final sale price will be calculated based on total acres times the highest bid. The Real Estate Agent reserves the right to adjust bidding increments.

    BigIron Realty Agents will be at the Holiday Inn Express & Suites in Nebraska City, NE, on March 15, 2022, from 9:00 a.m., until the conclusion of the online auction.  Please come during the times scheduled to discuss the farm.  BigIron Realty Representatives will be there to assist Buyers with registering to bid online. You do not have to be present to bid online, but you are required to be available by phone.

     

    BIDDING PROCESS: You may place bids on this farm for 14 days beginning March 1, 2022, and ending March 15, 2022, at 1:00 p.m. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so register at least 24 hours prior to the auction close or call 800-887-8625 for assistance.

    Terms:  The successful Buyer will be required to enter into a written purchase agreement immediately after the sale with a 10% non-refundable down payment to be payable to Tri-County Title. The earnest deposit can be made by a personal check, company check, or wire transfer. This farm is rented out for the 2022 growing season. The Buyer will receive the 2022 rent and pay the 2022 real estate taxes. Landlord possession to be given on the date of closing. Full possession will be given upon the end of the current lease agreement. The balance will be due at closing on or before April 20, 2022. The Seller will provide marketable title to the Buyer evidenced by title insurance; the title insurance and closing costs are split 50/50 between the Buyer and Seller.
