Description: This 135.91+/- acres is 98.4% ‘Prime’ class 1and 2 soils with 0 to 3% slopes. This quarter is in one of approximately 10 sections of the Vanoss-Bethany association in an area beginning 2 miles west of Nickerson, KS. These soils are deep, dark, nearly level to moderately sloping loamy soils. This soil association is found again only in the Yoder and Haven areas of Reno County. Selling are 106.97 acres of this ‘Prime’ cropland and 28.94+/- acres in pasture with a pond that is currently dry. The 28.94 acres, in pasture includes a 27 ft wide lane that drops about a quarter mile south from the pasture to the farmstead. The cropland has a nearly full FSA crop acreage base. FSA payment yields are: wheat 43 bushels; grain sorghum 75 bushels; and soybeans 36 bushels. There are 88.62 acres planted to wheat for harvest in 2024. The buyer receives a 1/3 crop share of the harvested wheat. The buyer owes no reimbursement for fertilizer or other crop input expenses. 18.35 acres are in 2023-crop milo stubble with immediate possession at closing.
