Description: This is a very nice combination of crop and grassland farm located in central Ness County, KS, near Goodman fishing lake. It has great access with good roads on the south and east sides of the property. The gently rolling crop ground is terraced with a large portion of it recently coming out of CRP, which tends to enhance productivity. The grassland features a good 4-wire fence around 3 sides with a nearly new 5-wire fence on the northern border. Cattle are watered with a windmill toward the southern end of the property. This would be a nice farm to start or add to any ag land investment portfolio.
The bidding increments will be $50/acre. The final sale price will be calculated based on the total acres times the highest bid. The real estate agent reserves the right to adjust bidding increments.

BIDDING PROCESS: You may place bids on this land for 14 days, beginning May 8, 2025, and ending May 22, 2025, at 10:00 a.m. Central. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so register at least 24 hours before the auction closes or call 800-887-8625 for assistance.

2024 Taxes: $681.92
Land Location: From Ness City, KS, go 4 ½ miles south on Hwy 283 to Road 80, then east 4 miles to Road W. This will be the southeast corner of the property.
Mineral Rights: Seller’s mineral rights pass to the buyer.
Possession: At closing on idle cropland acres and pasture, after wheat harvest or August 2, 2025, on land currently growing wheat and the buyer will receive 1/3 of the crop.
