    Description: This 232.68 +/- acres sells as 1 tract.  It’s 1.5 miles south and 1 mile east of Holyrood, Ks.  It’s a beautiful mix of farmland, grass and a woodland hunters paradise.   There’s 174.3 acres of cropland with 146.13 acres of tillable Class 2 soils.  The FSA base is 126.1 acres.  It has 15.84 acres in grass water ways.  3.48 acres in CRP pays $71.09 per acre through 9-30-38.  Another 8.85 acres of CRP is pending approval by FSA and will pay $63.86 per acre through 9-30-34.  Buyer receives a 1/3 share of the CRP payments.  82.41 acres were reported planted to 2024-crop wheat with approximately 63.72 acres in 2024 spring seeded crops.  The buyer receives a 1/3 crop share of any crops harvested after the auction. The buyer will succeed to the seller’s crop insurance policy on crops standing at the time of the auction and pay the premium.  The tenant has a year to year lease with the right to harvest - any crops planted this fall – in 2025.   

     

    USDA-Natural Resource Conservation Service (NRCS) classifies the soils on this tract as 99.9% ‘Prime’.  They are Tobin, Hord, and Geary silt loams.  These ‘prime’ soils produce excellent crop yields see those listed below.  There are 58.38 acres in timber, meadows, native grass and Plum Creek river bottom.  Big whitetail deer are everywhere through the timber and meadows, see pictures on this website.

    There’s an oil well in production since 1942.  It pumped an average of 670 barrels per year 2020 thru 2023.  Royalty to the landowner is .09375%.  Seller’s mineral rights go the buyer.

    An old farmstead was once located at the high point of the northwest quarter.  It’s marked only by an old windmill tower and the gate to the old home front yard.  250 yards south of the windmill tower is the oil tank battery for the oil well.  Thirty yards further south is Plum Creek.  The high creek bank has been used over the years as a farmstead dump site.  In contains an old car, stove, kitchen sink, roles of wire, the windmill tank, chicken house nest boxes, old oil tank, bottles, cans and more.  It’s a metal scrapper’s dream and the way to clean it up.
