Description: This farm has a nice mix of cropland and grassland acres. Per the Nance County Assessor, there are 205.40 acres of dry cropland and 107.04 acres of grassland. The balance of 4.24 acres are road ROW and waste. Possession is open for the 2025 season. The farm certainly has some wonderful things going for it. Examples are:
1. The 205.40 acres of flat cropland extends a mile long running east to west from Highway 14 to the west. Approximately 18 acres on the east end of the south half is grassland cut for hay.
2. This cropland was planted last fall to a variety of rye called “Elbon,” which is harvested for seed in mid-summer. It was fertilized last fall, and the growing crop sells with the farm.
3. A five-wire fence surrounds the pasture. It is in perfect condition and tight all around the pastureland. There are also hardwood trees that provide shade for livestock.
4. The pasture is cross fenced north to south with an east pasture and a west pasture with a stock tank located in the fence line providing water to either pasture. The water is provided by a submersible well.
5. A dugout with spring fed water could provide a pond for livestock to cool off in summer. It is currently fenced off.
6. This farm is located adjacent to Highway 14 south of Fullerton, NE. Plan to add this combination farm to your operation.
