Description: This 472.85 acres is 77.5% prime soils, or soils of statewide importance. Productivity of these soils are well established (Richfield, Ulysses, Buffalo Park and Peden silt loams). 267.83 acres are devoted to crop production on these nearly flat terraced soils. 90.24 acres are planted to 2025 crop wheat with the buyer receiving a 1/3 crop share. 177.59 acres are open with immediate possession to the buyer at closing. 183.14 acres are in CRP paid on 183.1 acres (X) $29.27 acre = $5,359 maturing 9-30-27. Buyer receives 100% of the next three (3) CRP payments. CRP acres may be reenrolled depending on USDA rules at maturity. Only 21.88 acres are considered waste on this tract and include an old sand and caliche gravel pit that may have more play in it, or on the surrounding waste acres. The 183.1 acres of CRP is a beautiful mix of grasses called ‘Rare and Declining Habitat’, with pheasants flushing out on the day of our field visit.
