Description:
This 78.92 +/- acres is considered 100% ‘Prime’ class 2 cropland by USDA - Natural Resource and Conservation Service (NRCS). It’s highly productive Crete silt loam 0-3% slope. At one time this entire tract was cropped and why FSA still classifies all the acreage as cropland. Over the years 5.63 acres were put into waterways which are hayed. Today 73.29 acres are planted to soybeans for harvest in 2024. The Buyer receives the owners 1/3 crop share of the harvested soybeans and full possession after soybean harvest. There is no buyer reimbursement to the seller for crop inputs on the soybeans. The land has an FSA base of 81.0 acres with excellent FSA yields (see those below).
Seller’s mineral rights pass to the buyer and are believed to be 100% intact. Since the buyer receives all of the owners 2024 crop income, the Buyer pays all of the 2024 property taxes. The seller pays the 2023 and prior year property taxes. Possession passes to the buyer after soybean harvest.
The bidding increments will be $50/acre. The final sale price will be calculated based on the total acres times the highest bid. The real estate agent reserves the right to adjust bidding increments.
