Tract 1: Here is a nice pivot irrigated farm that is located close to an Ethanol plant and has good county road access. The farm has a gentle slope and good producing soil. Included in the sale is a 7-tower Zimmatic pivot, 8” well, pump, and gearhead, Case IH4391TA power unit w/generator, and 1000-gallon fuel barrel. There is also a 6” well, pump, gearhead and 350 power unit. There is a load of pipe and trailer that stays with the farm too. There is a tenant in place for the 2024 crop season.
The bidding increments will be $50/acre. The final sale price will be calculated per-acre basis times the highest bid received on each tract.

Please come during the times scheduled to discuss the farm. BigIron Realty Representatives will assist buyers with registering to bid online. You do not have to be present to bid online, but you must be available by phone.
BIDDING PROCESS: You may place bids on this farm for 14 days beginning January 25, 2024, and ending February 8, 2024, at 10:00 a.m. CST. This unreserved online auction features bidding extensions. The closing times will be automatically extended when any of the coupled tracts receives a bid in the last 5 minutes and close simultaneously when none of the tracts receive a bid or 5 minutes. This will allow bidders to monitor each tract without the fear of missing out on any other tract. NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so register at least 24 hours before the auction close or call 800-887-8625 for assistance.
NOTE: The seller wishes to complete a 1031 tax deferred exchange at closing. The seller reserves the right to close on this property anytime between March 8, 2024, and December 31, 2024. Depending on when the seller finds a replacement property. The seller will give the buyer 30 days’ notice of when the closing take place. The buyer will receive the 2024 cash rent payment at the time of closing.
