Tract #1: The “Main Ranch” totals 2,978.48+/- acres, which consists of 7 parcels of land.
Description: Tract #1 is the "Main Ranch Headquarters." This tract is cross-fenced and has well-established grass throughout. There are 7 submersible wells with underground pipes leading to 13 watering tanks in tract #1. The combination of tract 1 & tract 2 has 17 cross-fenced pastures that have been rotated. There is one windmill north of the building site. The watering tanks are all in first-class condition, being fenced off professionally and sitting on concrete. The NW Quarter of Section 35 has a 5-tower Zimmatic center pivot with an electric well. The output of the well is 300 to 350 gallons per minute. It has drop nozzles, which plug from small gravel from the pump. The seller states this problem could be solved by installing vertical impact sprinklers on the pivot. Water from another well is used to fill stock tanks near the south end of the pivot pad.
Two older 2-story homes are located on the "Main Ranch" headquarters.
Mr. Van Pelt has maintained both homes; although they are older, they are considered livable.
The main ranch features over a dozen outbuildings, including a 40'x 60' quonset that is all cemented and in very nice condition.
Also, a white 30’ X 60’ shed with steel siding, which is also cemented. Both buildings are wired for electricity.
Other outbuildings include calving sheds, machine sheds, well houses, a cemented steel shop building, pole barns, and many more.

Legacy of the Ranch: This Historic 130+ Year Van Pelt Ranch was established in 1887 by Siblings –William, Sarah, and Cyrus Van Pelt. For the last 67+ years, it has been operated and managed by George and Kathleen Van Pelt. Some may remember the "Monkey Ranch," which was owned by the Van Pelt family for 44 years but was sold in 2006 and is NOT a part of this offering. This offering has very productive soils, and many parcels of the ranch have a history of cropland, but in the late 1990s, it was all sowed back to warm and cool season grasses to be less labor intensive. Numerous parcels of this ranch could be converted to cropland. The ranch also has a "Tree Claim" history from the late 1800's. George said that in an average year, he ran 600 yearlings, but with all the rain in 2023, he said he could have run 1,000 or more. The grass is in good shape for the 2024 growing season and is ready to use. The two large tracts ,along with the "Family Residence," which is tract #3, would work well "separately" or "together" as one large ranch of 5058.36+/- acres as it is currently being managed.
