The CRP Contract number on Parcel (A) is 11851 for 222.39 acres which pays $5,738.00 per year and expires in 2032. The CRP Contract number on part of Parcel (A) & Parcel (B) is #12095 for 265.09 acres which pays $6,147.00 per year and expires in 2033.
There is 5 miles of 5 wire fence with steel “T” posts, wood posts and steel pipe corners. These 5 miles of fence is 3 years old. Also, there is some cross-fencing. There is an electric submersible well to provide water to livestock plus there is water in the creek in wet years.
Seller states that Buyer will receive 1/44 of the mineral rights on Parcel A and 50%mineral rights on Parcel B. This tract has excellent access, bordering on the west by State Hwy 14.
