    Tract 2: 157.23+/- acres

    Description: This outstanding tract has 100% ‘Prime’ soils per USDA-NRCS. It has 124.63 acres of cropland, 29.7 acres of grass in the northwest corner, and 2.9 acres of timber. It’s located 7 miles north of Chase, KS, on paved 8th Rd, then a half mile east on Ave F. Grain delivery is to Central Prairie Coop in Chase, KS. The 29.7acres of grass produces quality prairie hay and is cash leased for $500 per year, paid on November 1, 2024. The cash lease payment goes to the buyer. A windmill on the north end of the grass is not in working condition. There’s deer in the trees and grass on this quarter. The 124.63 acres of cropland were harvested wheat in 2024 and may be planted back to wheat for harvest in 2025. The buyer receives a 1/3 crop share of all crops produced after the auction until final possession passes. It has excellent actual production history (APH) yields; see those below.    


    Auctioneer CommentsThese1,132.74+/- acres of Rice County, KS, farmland have been owned by the same family for generations. It sells in 6 tracts, with no combination of tracts. Four tracts are 100% ‘Prime’ soils per the U.S. Department of Agriculture (USDA) Natural Resources Conservation Service (NRCS). Two tracts are 97% and 85% 'Prime,' with their remaining soils being of ‘Statewide Importance.' All tracts have excellent USDA Farm Service Agency (FSA) bases and payment yields. Crop insurance actual production history (APH) yields are also excellent. The seller’s mineral rights go to the buyers and are believed to be 100% intact. Tract 3 has a producing oil well. Buyers receive 1/3 of all crops standing at the time of the auction. Buyers pay 1/3 of all fertilizer, herbicide, pesticide and lime applied on all crops standing after the auction. The buyer will succeed to the seller’s crop insurance policy on crops standing at the time of the auction and pay the premium.
