Agent Comments: This 776.13+/- acres of Barton County and Russell County, Ks, farmland sell in 5 tracts, at our BigIron Realty Unreserved Online Auction, Nov. 7, 2024, with no combination of tracts. Tracts 1 and 2 are 3.5 miles north of Susank, Ks, to the Barton/Russell County line, then three miles north into Russell County on 190th St. Tracts 3 and 4 are north of and within 7 miles of Hoisington, Ks., in Barton County. All tracts are predominately ‘Prime’ with other soils of ‘Statewide Importance’. Tract 5 is a .78 acre building site two miles northwest of Hoisington, Ks.
The cropland is crop shared 2/3 tenant and 1/3 landowner in a verbal, year to year lease. The buyers of these tracts will need to give the tenants a written notice of termination 30 days prior to March 1, 2025, or the existing verbal lease continues for another year. On land planted to a 2024 fall seeded grain crop (wheat) the tenant has the right to harvest those acres in 2025. If proper notice of termination is given 30 days prior to March 1, 2025, the buyer will have full possession March 1, 2025, on land not planted to a 2024 fall seeded grain crop. The 2024 property taxes will be paid by the seller.
Description: This Russell County half section is 306.81+/- acres located three miles north of the Russell/Barton County line on paved 190th St at Winterset Rd, then a half mile east. FSA carries this tract as 309.75 +/-acres, but FSA has not subtracted a 2.94 acre farmstead on the south side belonging to a third party that does not sell. This half section has 224.0 acres of cropland. The soils are 72.63% ‘Prime’ and 20.2% soils of ‘Statewide Importance’ according to USDA Natural Resources & Conservation Service (NRCS). In 2024, grain sorghum was planted on 118.66 acres. Wheat was harvested from 105.34 acres. There are 76.69 acres of native grass leased to a tenant until March 1, 2026. This tract sells with surface rights only, no minerals are available.
The bidding increments will be $50/acre on Tracts1-4, on Tract 5 the bid will be on the total Lot. The final sale price on Tracts 1-4 will be calculated based on total acres times the highest bid and Tract 5 will be the highest total bid.
