Description: This ‘100% prime class 2 farmland’ sells as 68.77+/- acres. FSA shows 57.42 acres of cropland with a 1.76-acre drainage ditch on the north boundary for a total of 59.18 acres. Another 9.59acres of cropland around the farmstead were deeded to the sellers recently, making the total farmland 68.77+/- acres with 67.01+/- acres of cropland. Wheat was harvested in 2022 and planted back to double-crop soybeans. A hard rain after soybeans were planted caused some patches to drown out, as you’ll see in pictures and videos. The soils are all 0-1% slope Crete silt loams and Ladysmith silty clay loams all ‘100% prime class 2’. It's bordered on the east by 12th Ave and on the south by Arrowhead Road. Paved Arapahoe Road is one mile south.
Bidding increments will be $50/acre. The final sale price will be calculated based on total acres times the highest bid.
