Description:
This 380+/- acres selling in 4tracts is some of the finest, best located farmland in McPherson County, KS. USDA-NRCS classifies 100% of the soils on these tracts as ‘Prime’ cropland. The tracts are located between Moundridge and McPherson, KS. Each tract sells individually with no combination of tracts. There is no buyer’s premium. Seller’s mineral rights go to the buyers. Possession on tracts 1, 2 and 3 pass at closing on or before May 23, 2024. Early access for spring planting ahead of closing is available with the 10% down payment increased to 25%. Tract 4: 118.78+/- Acres
USDA-NRCS classifies 100% of the soils on this tract as ‘Prime’ cropland. It’s 75.5% Goessel silty clay 0-1% slopes and 24.5% Ladysmith silty clay loam 0-1% slopes. It’s located in the Ladysmith-Goessel soil association with deep, nearly level moderately well drained soils on uplands. It has 118.36 acres planted to 2024 crop wheat with a .42-acre grove of trees on the north side bordering Cheyenne Rd. The land is bordered on the east by 25th Ave. Immediate possession at closing subject to the tenants right to harvest the 2024 wheat crop. This tract has 118.0 acres of FSA base, nearly matching the 118.36 acres of cropland. The buyer receives 1/3 of the harvested 2024 crop wheat and pays 1/3 of the fertilizer expense with the buyer’s share being $2,325.84.
