Description of Tracts:
This 213.08+/- acres selling in 5 tracts is some of the finest, best-located farmland in McPherson County, KS. The tracts either border or are within 2 miles of Inman, KS. Three tracts border the K-61 (4-lane) highway passing by Inman. Each tract sells separately with no combination of tracts. There are 196.68+/- acres of farmland and 16.28+/- acres of waterways, ponds, trees, and other uses. The seller's mineral rights go to the buyer(s) and are believed to be 100% intact. A survey is being completed on tracts 3, 4, and 5 to establish the exact acres and legal descriptions for title purposes. This will be done before closing. The final purchased acres may differ slightly from those advertised here. Possession passes at closing. Sellers are paying the 2023 and prior year property taxes.

Description: This 19+/- acre tract is 100% ‘prime’ farmland. A survey will determine the final acres before closing. It has 13.2+/- acres of cropland and 5.15+/- acres of waterways, ponds, and other uses. It was planted to 2023-crop wheat harvested by the sellers. The FSA crop bases are estimated at 14.41 acres, pending a farm reconstitution after parcels are sold separately. Soils are Longford silty clay loams with 3-7%slopes and Crete silt loams with 1-3% slopes. Two ponds in the southwest corner with many trees and a waterway make it an excellent hunting tract. Land Location: This tract adjoins the north side of Inman, KS. Find it by taking the Inman, KS, exit on K-61 highway. Go east to Inman, KS, 1/4 mile to old K-61. Turn northeast on old K-61, go 1/4 mile to Main Street turn north a half mile. Signs are posted.
