    GENERAL DESCRIPTION

    The land is irrigated with a Valley 7 tower center pivot that shows 2,670 hours. The pivot has drop nozzles, 11.2-38 tall tires and windshield wipes with pivot stops. The water is pumped from the channel through a river screen with a Ford six cylinder propane power unit and a Berkeley B4JRMBH turbine pump.  The pivot control box is located along the gravel road.  There is excellent hunting on this tract with close to ¼ mile of river frontage.  The land was planted to soybeans and alfalfa in 2017.

    The bidding increments will be $50 per acre. The final sale value will be calculated on a per acre basis times the highest bid received on each tract


    BIDDING PROCESS:

    You may place bids on this farm beginning February 16.  Bidding concludes on March 2. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled ending time, the bidding period is automatically extended for five more minutes. The extension process will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the last day of the auction to register to bid online.     Terms


    The successful high buyer will be notified by a BigIron Realty agent after the conclusion of the online auction. The buyer will be required to enter into a written purchase agreement with 15% down payment to be paid with a check or bank wired within 48 hours after the auction to Republic County Title Company, who will be acting as the closing agent. The balance will be due at closing on or before April 2, 2018. Buyer will receive full possession on the date of closing.
    Seller will provide marketable title to the buyer evidenced by Title Insurance. Cost of Title insurance and escrow closing fees will be split between the seller and the buyer. The 2017 real estate taxes will be paid by the Seller and 2018 Real Estate Taxes and Irrigation Special Assessments on applicable tracts will be paid by the Buyer.
    All Tracts will be sold subject to right of ways and easements and restrictions of record. Please review the Information Title Reports for each tract of land.
