    Agent Comments: This 776.13+/- acres of Barton County and Russell County, Ks, farmland sell in 5 tracts, at our BigIron Realty Unreserved Online Auction, Nov. 7, 2024, with no combination of tracts. Tracts 1 and 2 are 3.5 miles north of Susank, Ks, to the Barton/Russell County line, then three miles north into Russell County on 190th St. Tracts 3 and 4 are north of and within 7 miles of Hoisington, Ks., in Barton County. All tracts are predominately ‘Prime’ with other soils of ‘Statewide Importance’. Tract 5 is a .78 acre building site two miles northwest of Hoisington, Ks.  

     

    The cropland is crop shared 2/3 tenant and 1/3 landowner in a verbal, year to year lease. The buyers of these tracts will need to give the tenants a written notice of termination 30 days prior to March 1, 2025, or the existing verbal lease continues for another year. On land planted to a 2024 fall seeded grain crop (wheat) the tenant has the right to harvest those acres in 2025.  If proper notice of termination is given 30 days prior to March 1, 2025, the buyer will have full possession March 1, 2025, on land not planted to a 2024 fall seeded grain crop. The 2024 property taxes will be paid by the seller.

     

    Tract 5: .78 +/- acres

    Description: This is an old home site of .78 acres located approximately 2 miles northwest of Hoisington, Ks, at the intersection of NW 120th Rd and NW 10th Ave. The house has been pushed into the basement. There is a serviceable 40 (X) 60 Quonset with a dirt floor. The Quonset is sheet metal over a wood frame seton a concrete stem wall.  The plates are 2 (X) 8; ribs are 2 (X) 6; with 1 (X) 6 cross braces and straps. There’s a 1 2(X) 12 door on the north end and a 18 (X) 14 door on the south end.  A walk in man door is also on the south end that needs to be replaced. The Quonset is wired for electricity, but not connected to the grid.  There are two utility poles south of the building with wire to the building. Four fiberglass skylights need to be replaced.   

     

    The bidding increments will be $50/acre on Tracts1-4, on Tract 5 the bid will be on the total Lot. The final sale price on Tracts 1-4 will be calculated based on total acres times the highest bid and Tract 5 will be the highest total bid.

    BIDDING PROCESS: You may place bids on this land for 14 days beginning Oct. 24, 2024, and ending Nov. 7, 2024, at 11:00 am unless extended by bidding. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time on ANY tract, the bidding period is automatically extended to five minutes on ALL tracts. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. Acreages are based on USDA/FSA records considered reliable and may differ from deeded or taxable acres. Bidders are responsible for conducting their own inspections and due diligence concerning the property.
